Pradhan Mantri Awas Yojana Urban: Affordable Housing for All

Pradhan Mantri Awas Yojana Urban (PMAY-U) is a central government housing scheme launched in June 2015 by the Ministry of Housing and Urban Affairs. The scheme aims to provide pucca houses with basic amenities to all eligible urban households by 2024. It addresses the housing needs of the urban poor including the Economically Weaker Section (EWS), Lower Income Group (LIG) and Middle Income Group (MIG) categories through different verticals of assistance.
Four Verticals of PMAY-U
The scheme operates through four components: In-Situ Slum Redevelopment (ISSR), Credit Linked Subsidy Scheme (CLSS), Affordable Housing in Partnership (AHP) and Beneficiary Led Individual House Construction (BLIHC). Each vertical targets a specific segment of the urban population with different subsidy amounts and conditions.
Applicant families should not own a pucca house anywhere in India. The family should belong to EWS (annual income up to Rs 3 lakh), LIG (Rs 3-6 lakh) or MIG (Rs 6-18 lakh) categories. The scheme is open to all castes, religions and communities. Women ownership or joint ownership is mandatory for EWS and LIG categories. The beneficiary family should not have availed housing subsidy from any other government scheme.
Under CLSS, interest subsidy ranges from 3% to 6.5% on home loans depending on the income category. EWS and LIG get 6.5% subsidy on loans up to Rs 6 lakh. MIG-I gets 4% subsidy on loans up to Rs 9 lakh. MIG-II gets 3% subsidy on loans up to Rs 12 lakh. Under AHP and BLIHC, direct financial assistance of up to Rs 1.5 lakh per house is provided for construction or enhancement.
Eligible beneficiaries can apply through the official PMAY-U website pmay-urban.gov.in or visit their local municipal corporation or urban local body office. The online portal allows registration, document upload and tracking of application status. Beneficiaries need to provide Aadhaar, income certificate and house ownership documents.
